How to use this
Two figures are filled in and marked verified because they are published: the Community Club assessment of $137 a month and the $6,000 amenity reserve fee charged at closing. Four working placeholders are also filled in for the house price, other closing costs and the two escalation assumptions. The printed record labels those as Unbrochure placeholders until you change them. Everything else is yours to supply, because it depends on your house, your insurer and your health. Estimates are fine. The point is the shape of the answer, not the last dollar.
Nothing is stored. Close this tab and the figures are gone, so print the page when you have it where you want it.

What this does not include
Your mortgage, unless you entered it on both sides. The cost of selling where you are now. Moving costs. State income tax: Tennessee does not tax wages, Social Security, pensions, IRA or 401(k) distributions, but this page cannot infer how the state you are leaving taxes your particular income. If that difference is material, put the annual amount under "Anything else" on the appropriate side after checking it with a tax professional.
It also does not include the cost of being further from a specialist, or from a grandchild. Those are real and they are not arithmetic.
