Fairfield Glade · Cumberland Plateau, Tennessee
A couple is signing for a house with a view of the fourth green, and in ten minutes they will meet a fee that never came up.
Six thousand dollars. It's called the amenity reserve fee, it went up a thousand in December, and it's entirely legitimate. 1
It was disclosed, too, in one of the papers handed across the table in a stack. Which is where disclosures go to be technically true.
This is the document that should have come first.
Why: Wyndham pulled out, and the 2026 budget was built around losing the $2.55 million a year that it and the timeshare associations had been contributing, about 11% of the Club's revenue. The owners are covering the gap.
VerifiedWhat this is
One paid guide per destination, forty to fifty pages, with a calculator that runs the numbers against wherever you live now. Everything else here is free and finished.
The free pages aren't samples. The page on assessments has the assessment history on it, sources and all, including the parts that flatter no one.
Who pays for it
Readers. That's the list.
Nothing from brokerages, agents, developers, community associations, movers, insurers or advertisers. No affiliate links, no sponsored placements, no lead forms. A guide costs $29, once. The independence statement spells out the rest.
Plenty of people read all this, buy in anyway, and stay twenty years. Good. That's what the figures are for.
Verified as of
Every figure carries the date it was last checked against its source. Most of what's wrong online about a place like Fairfield Glade was accurate in 2019 and never got a date on it. It has been sitting there ever since.
When a figure changes, the change gets written down where you can see it. Data pages carry a changelog. 2 3
