Fairfield Glade · Cumberland Plateau, Tennessee

A couple is signing for a house with a view of the fourth green, and in ten minutes they will meet a fee that never came up.

Six thousand dollars. It's called the amenity reserve fee, it went up a thousand in December, and it is entirely legitimate. 1

It was disclosed, too, in one of the papers handed across the table in a stack. Which is where disclosures go to be technically true.

This is the document that should have come first.

Why: Wyndham left and took $2.55 million a year with it, about 11% of the Club's revenue. The owners covered it.

What this is

One paid guide per destination, forty to fifty pages, with a calculator that runs the numbers against wherever you live now. Everything else here is free and finished.

The free pages aren't samples. The page on assessments has the assessment history on it, sources and all, including the parts that flatter no one.

Verified as of

Every figure carries the date it was last checked against its source. Undated facts rot quietly, and most of what's wrong online about a place like Fairfield Glade isn't a lie. It's a true statement from 2019 that never got a date on it.

When a figure changes, the change gets written down where you can see it. Data pages carry a changelog. 2 3
