That is not a finding that the POA lacks the records. Its website directs a person with a POA card to the office for meeting minutes and financials. A buyer who cannot obtain those records directly should make the seller's delivery of the parcel ledger and governing documents part of the pre-contract file.

Start with the membership, not a number from a listing

The October 2017 Restated Bylaws file currently linked from the POA site describes four categories: regular, business, special and associate. It ties dues, assessments and fees to the applicable membership class. Its ownership rules also show why lot count is an unreliable shortcut for the number of billable memberships. 1

For example, the file has separate rules for co-ownership, contiguous lots and lots or living units transferred with an ownership change after December 31, 2006. A POA communication about a 2022 pool-assessment vote likewise distinguished people who owned multiple lots but had one membership from people who held multiple memberships. That memo describes one old vote, not today's dues or an assessment on a parcel now for sale. 5

Ask the POA to state in writing:

  1. the parcel's current membership class;
  2. the number of memberships billed because of the parcel and the buyer's other Lake Tansi ownership, if any;
  3. the annual dues for each membership;
  4. every current special assessment, amenity charge or other recurring charge; and
  5. what changes at transfer and what the buyer must do to obtain membership and cards.

The public 2017 file says regular and business memberships and cards cannot be sold, assigned or transferred. It says a person who acquires a qualifying interest must apply and be admitted before becoming a member. Ask the POA for the current application, timing and parcel-account steps. 1

What the public bylaws file says about annual dues

Under the public 2017 file, the Board sets regular and business dues each year. It says an increase from the prior year may not exceed the relevant Consumer Price Index change or 5 percent, whichever is less, without the specified vote of regular and business members. 1

That is a rule for setting dues, not a published 2026 amount. It cannot be used to reconstruct today's bill without the prior amount, the Board's action, any member ratification and confirmation that later amendments did not change the rule.

The same file says annual dues are due on or before January 1 and become delinquent if unpaid by February 10. It states 10 percent annual interest, collection costs and attorney fees, and a POA lien right to secure dues, assessments, fees and charges. It also says suspension, expulsion or resignation does not erase the obligations described in the file.

Those provisions make a dated parcel ledger and title search more important, not less. They do not answer the amount, validity, priority or closing treatment of a particular balance or lien.

Special assessments have a separate process

The public 2017 file distinguishes emergency special assessments for repair or replacement of common property from capital special assessments for major improvements or additional amenities. It says special assessments in a year may not exceed twice the respective annual dues. 1

Before a special assessment is levied, the file calls for the project and proposed budget to be announced, the budget to be available for member inspection at the office, a Board resolution, and the stated member ratification. The cap is not evidence that a current assessment exists and does not supply its amount.

Ask for the resolution, ballot or meeting record, adopted budget, payment schedule, remaining installments and the POA's written answer about treatment at closing for every assessment shown on the parcel ledger.

The public document may not include every current bylaw change

The file linked as Restated Bylaws is dated October 2017. The POA's September 2026 election notice separately says the bylaws were changed to permit electronic voting. A candidate statement on the official election page says the Board had approved several changes, was working with legal counsel and had a goal of making updated bylaws available to members by the end of 2026. 4

The candidate's statement is context, not proof of the wording or effective date of every amendment. The safer request is for the current consolidated bylaws plus every amendment, Board resolution or rule that affects membership, dues, assessments, records and voting.

Rules and project charges are another ledger

The 2026 Architectural Control Committee booklet says all POA dues, assessments and charges must be paid in full before the ACC will consider a construction application. For most applications it prints a $100 deposit that is refunded at close-out. It separately states a $2,500 penalty, plus the initial fee, for beginning work before a permit is issued. 3

Those are not the complete project prices. The booklet directs owners to the POA office for the current application fee schedule, and it says its rules, forms and fee schedules can be modified subject to Board approval. Obtain the current form, fee schedule and parcel account status before pricing a project.

What is online and what requires the office

The POA currently publishes the 2026 ACC booklet and links the October 2017 Restated Bylaws file online. Its board page also publishes the process for a minimum 30-day notice before an approved new or amended ACC rule takes effect. 2

The same board page groups the 2026 meeting calendar, meeting minutes and financials under an instruction to stop by the POA office with a POA card to pick up copies. The public 2017 file also describes annual financial statements and a written-request process for members.

That division matters to a buyer. A public-web review can identify which records to request, but it cannot substitute for the office file. If the buyer does not yet have a POA card, ask the seller to obtain the records before the inspection, document-review or title contingency expires.

Build one dated parcel packet before contract

Ask the seller and POA for:

  • a parcel ledger dated close to the contract date, showing dues, assessments, fees, charges, payments, credits, interest and collection costs;
  • written confirmation of the membership class and number of billable memberships;
  • the current annual-dues and special-assessment schedules;
  • the current consolidated bylaws and every applicable amendment;
  • the recorded covenants, restrictions and plats that apply to the parcel;
  • current POA, amenity and ACC rules;
  • the adopted budget, recent annual financial statements and material meeting minutes available through the seller's membership;
  • every open violation, collection item, lien or ACC matter tied to the parcel; and
  • a written closing statement showing which amounts will be paid, credited, prorated or remain after transfer.

Route the recorded-instrument and lien questions to the title company and an independent Tennessee lawyer. Route structural and permit questions to the ACC and the responsible public office. A seller's receipt, listing field or verbal answer is a lead to verify, not the final record.

Questions people ask first

How much are Lake Tansi POA dues in 2026?
No authoritative public 2026 regular-dues amount was located on the official surfaces checked September 11, 2026. Ask the POA for a dated written schedule and confirmation of the parcel’s membership class and number of billable memberships.
Does one lot always mean one membership?
Do not assume that. The public 2017 bylaws file has separate rules for co-ownership, contiguous lots and multiple ownership bases. A 2022 POA memo also distinguished multiple lots from multiple memberships for that vote. Obtain the current parcel-specific answer in writing.
Can a buyer read Lake Tansi meeting minutes and financials online?
The POA board page directs a person with a POA card to stop by the office for meeting minutes and financials. A buyer who cannot obtain them directly should ask the seller to collect the relevant records before the contract’s document-review deadline.
Do unpaid dues disappear when property is sold?
The public 2017 file says transfer resigns the prior membership but does not remove accrued unpaid obligations described there, and it states a POA lien right. That does not decide a specific closing. Obtain the parcel ledger, title work and a written closing answer about each balance and lien.
Is the $100 ACC deposit the whole permit fee?
No. The 2026 booklet describes that amount as a refundable deposit for most applications and directs owners to the POA office for the current application fee schedule. It separately states a penalty for work begun before a permit is issued.
