What is Holiday Out at Lake Tansi?
The listing may show a small home and a monthly fee. The buyer file must reconcile the deeded campsite lot, titled unit, additions, association ledger and Lake Tansi relationship.
Every figure verified
Holiday Out is not a nightly campground. It is a privately owned campsite-condominium community beside Lake Tansi, with deeded lots, its own property owners' association and a separate construction-rule file.
Owners place RVs, park models and related additions on small lots and may receive Lake Tansi amenity access through an associate-member relationship. That does not establish what an exact parcel owes, whether its improvements are approved or what Lake Tansi access costs and includes.
You are buying more than the living space shown in MLS
The original Master Warranty Deed describes Holiday Out in America at Tansi Campsite Subdivision No. 1 as a condominium recreational campsite subdivision. The linked ARC rules say a purchaser becomes a member of the Holiday Out property owners' association and is bound by the Master Warranty Deed, current bylaws, park rules and ARC rules. 2
Build a conveyance list before comparing prices:
- the deeded condominium campsite lot or lots;
- the RV, travel trailer, fifth wheel, motor coach or park model;
- the title, registration and vehicle identification information;
- every room addition, porch, deck, roof, shed or utility improvement;
- the Holiday Out account and approval file; and
- all personal property included in the sale.
A listing may call the package land, single-family, manufactured or mobile. That label does not replace the deed, unit title or association file.
The $105 monthly figure is reported, not resolved
The current public sources do not agree on one monthly charge:
- the live Holiday Out FAQ says $80;
- the linked 2023 payment coupon says $75 and a $7.50 late fee;
- the supplied collection says $105 for 65 Seminole Road and 60 Apache Trail;
- the collection says $100 for 86 Apache Trail, whose remarks call it a double lot; and
- a September 2026 reproduction of Chattanooga MLS 1535783 for 191 Apache Trail reported $210 monthly. Redfin's reproduction showed the listing pending as of September 1, 2026.
The $210 figure is listing evidence, not an association schedule, parcel ledger or current-inventory finding. 5 6
The FAQ says two uncombined lots ordinarily carry two condo fees and only already combined grandfathered lots pay one. Do not enter $75, $80, $100, $105 or $210 as the confirmed parcel charge. Obtain a dated ledger identifying every lot, the current charge per billed unit, special charges, credits, late amounts and the closing balance. 2
Resolve the seller's balance before closing
The 2023 park rules say a purchaser will be responsible for an outstanding balance owed by a previous owner. They also instruct a new owner to send the office a recorded-deed copy and signed lot-owner information sheet within 30 days. 2
Those statements do not decide enforceability, lien priority or what a title company must do. Ask the seller, association, closing agent and title company to identify every balance, payoff, credit and post-closing responsibility. Route legal questions to an independent Tennessee lawyer.
Lake Tansi access is a separate line to confirm
Holiday Out's homepage says an owner in good standing has Lake Tansi Village amenity privileges and may receive golf discounts. The 2025 ARC fine section ties Holiday Out good standing to Lake Tansi associate-member standing and access. 1 2
Lake Tansi's October 2017 Restated By-Laws say a Holiday Out association member in good standing is eligible for associate membership; associate members receive amenity cards whose issuance and use may be governed by an agreement between the associations; one of nine board seats is reserved for a Holiday Out designee; and associate dues sit below regular dues and are governed by inter-association agreements. 7 9
The 60 Apache Trail listing separately says a buyer may join Lake Tansi for $310 per year. The public bylaws do not give the current associate amount, decide whether the relationship is automatic or elective, or identify which association bills it. Obtain the current Lake Tansi regular dues and the parcel's associate-member charge, status, card and access terms in writing.
An RV can have additions without becoming an ordinary house
The public rule files do not print one consistent footprint limit. The 2023 park rules say RVs are limited to 480 square feet and 12 feet wide. The 2025 ARC rules say 400 square feet, plus or minus 20 square feet, 12 feet wide with projections retracted, 45 feet long and 13.5 feet high. The later file does not explain which figure controls. Ask for a current written answer for the exact unit and parcel. 2
The 2025 rules also say the RV's axles may not be removed and its tires and wheels must remain available. They require applications at least 45 calendar days before covered work, list $50 and $20 application categories and state a $500 fine when covered work begins before an approved Rules Compliance Certificate.
The rulebook says its 2025 revisions do not affect construction already approved or completed before the effective date. That does not make every old addition grandfathered. Obtain the parcel's application, certificate, plans, inspection notes, amendments, violations and close-out record.
Year-round use comes with winter limits
The FAQ says owners may live in the park year-round, while warning that it was not designed for year-round living. The main bathhouse, office and laundry remain open as described; smaller bathhouses close from November 15 until the second Saturday in March; and extra precautions are needed to prevent frozen pipes. 2
Confirm the exact lot's water, sewer, electric, propane, internet, winter protection and maintenance responsibilities. A community statement does not establish capacity, condition, connection ownership or reliability at the address.
The rental answer is unusually direct
The live FAQ and 2023 park rules say owners may not rent or lease RV lots, sites, campers, trailers, RVs, park models or other property inside the park. 2
That is different from the public Lake Tansi house-rental mismatch. Do not import the general Lake Tansi notice into Holiday Out or apply a campsite rule to every Lake Tansi house. Amenities need two labels
Holiday Out's site describes a private beach, playground, miniature golf, pavilion, seasonal activities, limited boat docks, a common dock and nearby marina services. Indoor and outdoor pools, golf, tennis, exercise facilities and other items in the MLS collection may depend on Lake Tansi access. 1
Confirm which association controls each facility, whether access is included, card and guest rules, seasonal hours, availability and charges. Limited docks do not promise an available slip.
Lake Tansi's 2026 Welcome Booklet says owner boats on all four lakes need POA permits and that a current POA membership card and Tennessee registration must be presented. Ask how the Holiday Out associate card satisfies that requirement. 8
Build the complete buyer file
- deed, legal description, current survey and confirmed lot count;
- title, VIN or serial number and registration for the RV or park model;
- dated Holiday Out ledger and written closing statement;
- current deed, bylaws, park rules, ARC rules and amendments;
- complete ARC and Rules Compliance Certificate file;
- written Lake Tansi membership, fee and amenity-access answer;
- utility ownership, capacity, condition and winter-use confirmation;
- current tax, insurance and lender treatment;
- title-company treatment of the lot, unit and improvements; and
- every promised personal-property item in the contract.
Questions people ask first
Is Holiday Out a campground?
Not in the nightly-site sense. It is a condominium recreational campsite subdivision with privately owned lots and its own property owners association. Its rules prohibit renting or leasing the lots and units.
Is the HOA fee $105 per month?
That figure appears in the supplied realtor post and two linked MLS records, but it is not resolved as the current official charge. Other public records print $75, $80, $100 and $210. Obtain the current ledger for the exact lot or lots.
Can I live there all year?
The association FAQ says yes, while warning that the park was not designed for year-round living and describing winter bathhouse and pipe-protection limits. Confirm utilities and winter readiness for the address.
Can I rent the property when I am away?
The public Holiday Out rules say no. They prohibit rental or leasing of the lots and the RV, camper, trailer or park-model units inside the park.
Does a double lot pay one fee?
Not automatically. The FAQ says only already combined grandfathered lots pay one fee; otherwise two separate lots carry two fees. Obtain the exact billing classification in writing.

The social-media description is useful, but incomplete
A September 2026 Relocate to Tennessee post presented Holiday Out as a seasonal residence or landing place, stated a $105 monthly HOA fee, listed recreational amenities and linked three active properties. That is a real signal of buyer interest, not an association disclosure.
The linked FlexMLS collection describes 86 Apache Trail as a double lot with a $100 monthly HOA fee, while 65 Seminole Road and 60 Apache Trail each show $105 monthly. It classifies the properties as single-family even though the association's documents use a different ownership and unit framework. 4
The post's quick-resale claim is not used here. No complete sale history or market-period dataset accompanied it. A current listing shows an asking price and seller description, not typical liquidity or a future result.
