Can you Airbnb a Lake Tansi house?
The POA homepage says no. The current booklet does not contain the sentence the homepage cites. That mismatch calls for a current written parcel-specific answer, not an assumption that rental is allowed.
Every figure verified
If the purchase depends on renting a Lake Tansi house by the day or week, leave that income out of the buying arithmetic. The Lake Tansi POA's live homepage says Airbnbs are not allowed and quotes a prohibition on daily or weekly rental of a single-family residential house. 1
The public document trail is not clean, however. The homepage attributes that sentence to page 13, Article 15 of the ACC booklet. The current linked January 2026 booklet does not contain the quotation. That mismatch is a reason to get a current written, parcel-specific answer before contract. It is not permission to rent. 2
The short answer
The POA homepage states:
Daily and/or weekly rental of any single family residential house is prohibited.
The same undated notice says Airbnbs are not allowed in Lake Tansi. It was live when checked on September 16, 2026. 1
For a buyer, the safe decision rule is simple: do not count daily or weekly private-house rental income. Ask the POA to identify the current governing instrument, its effective date and the exact provision that applies to the parcel. If the answer changes the economics of the deal, make satisfactory written confirmation a contract condition and have the documents reviewed by an independent Tennessee lawyer.
The current ACC booklet does not contain the quoted sentence
The POA homepage says the quotation appears on page 13, Article 15 of the ACC Rules and Regulation Booklet. The current public booklet is dated January 1, 2026. A fresh download on September 16 matched the previously held copy. 1 2
Printed page 13 continues the fence rules and begins the outbuilding section. Article 15 appears on printed page 16 under the heading "Residential Business Restriction." It says no advertised or visible commercial or professional activity is allowed in residential areas and that tools of the trade should not be visibly stored on a residential lot. A complete text search of the 25-page booklet found no occurrence of "rental" and did not find the daily-or-weekly quotation.
That establishes a citation mismatch. It does not establish why the mismatch exists. The homepage may be quoting an older edition, a separate rule, or a provision omitted from the public file. The public record checked here does not decide which document controls, whether the notice has been withdrawn, or how the POA would enforce it against a particular parcel.
Keep the statement at its actual width
The quoted sentence names two things: daily or weekly rental, and a single-family residential house. It does not supply a complete public answer for a monthly or other longer stay, a different property type, a home exchange, unpaid guest use, registration, inspections, local-contact requirements, amenity access, fines or appeals.
An omitted category is not an approved category. If a plan depends on any of those distinctions, send the parcel ID, legal description, property type and proposed stay pattern to the POA and ask for a dated written answer. Obtain the recorded covenants, restrictions, plats and amendments from the title file as well as the POA's current rules.
The POA cabin program is separate
The POA also advertises beach and luxury lakefront cabins. Its cabin page routes reservations through the POA office, says rental fees are subject to sales and occupancy tax, and provides POA Cabin Guest arm bands. The 2026 Welcome Booklet publishes nightly, weekly and seasonal monthly cabin rates. 3 4
That does not create a private-home exception. It shows that Lake Tansi has a separately administered cabin program with its own property, reservation and guest-access terms. Do not use the existence of those cabins to infer that a privately owned single-family house may be listed by the night or week.
Taxes and public permits are a separate layer
Permission and tax treatment are different questions. Tennessee Revenue says vacation lodging rented for fewer than 90 consecutive days, including a person's home, is subject to sales tax. Its host guidance explains that a marketplace may collect certain taxes while the owner still has recordkeeping, direct-booking and possible business-license responsibilities. A 2025 Revenue notice says the first 30 days of occupancy in a short-term rental unit are subject to local occupancy tax under the rule effective July 1, 2025, regardless of the overall length of the stay. 5 6 7
Paying or collecting a tax is a separate question from whether the POA permits the use. Nor does a platform's handling of tax prove that every owner obligation has been handled.
The Cumberland County Codes page describes the department's building and inspection role and lists commercial change in occupancy among its permit categories. The official county pages checked on September 16 did not yield an address-specific short-term-rental permit page. That limited search result is not a finding that no county, fire, building, septic, business-license or other requirement applies. Send the address and parcel ID to the County Codes office and County Clerk, and confirm the tax account with Tennessee Revenue. 8
Build one written rental file
Ask the POA to answer these questions for the parcel:
- What current document governs daily or weekly rental of this property?
- Does the homepage statement apply to this property type and legal description?
- Why does the current ACC booklet not contain the sentence cited on the homepage?
- What rule applies to monthly and other longer stays?
- Are registration, notice, inspection or local-contact details required?
- What tenant or guest access rules apply to the lakes and amenities?
- What fees, fines, enforcement steps and appeal rights apply?
- Does any recorded subdivision, condominium, resort or neighborhood document add another rule?
Then confirm the outside file:
- Ask Cumberland County Codes and the County Clerk what the address and use require.
- Ask Tennessee Revenue which sales, occupancy and business-tax duties remain with the owner.
- Ask a binding insurer whether the proposed rental use is covered.
- Ask the lender whether the loan documents restrict the use.
- Ask the title company and an independent Tennessee lawyer to identify the recorded restrictions and review the POA's answer.
Keep the replies, document versions and dates together. A verbal answer without the governing document is not enough for income that the purchase requires.
A listing is not permission
An Airbnb, Vrbo or property-manager listing shows that someone offered a stay. It does not establish the property's legal description, governing documents, approval, enforcement status, tax file or insurance coverage. The same is true of a manager's willingness to accept the business.
Do not use someone else's listing as a substitute for your parcel file. If the deal works only when daily or weekly rent is included, the deal does not yet work on the public evidence available here.
Questions people ask first
- Can I Airbnb a single-family house in Lake Tansi?
- Do not count on it. The live POA homepage says Airbnbs are not allowed and quotes a prohibition on daily or weekly rental of any single-family residential house. Because the current linked ACC booklet does not contain that quotation, obtain a current written answer and governing document for the parcel before contract.
- Does the current 2026 ACC booklet contain the daily-or-weekly prohibition?
- Not in the 25-page public file checked September 16, 2026. The cited printed page 13 covers fences and outbuildings, and Article 15 on printed page 16 is a residential-business restriction. The booklet contains no occurrence of the word rental. That document mismatch is not permission.
- Do the Lake Tansi cabins mean private houses can be rented nightly?
- No such conclusion follows. The POA advertises a separately administered cabin program with its own reservations, rates, taxes and guest-access provisions. Those materials do not state that private single-family houses are exempt from the homepage prohibition.
- Does the public notice approve monthly rentals?
- It does not address them. The quoted sentence names daily and weekly rental, but silence about a monthly or longer stay is not approval. Ask for the current rule for the exact property and proposed stay pattern.
- If Airbnb or Vrbo collects tax, is the rental cleared?
- No. Tax collection does not establish POA permission, local compliance, insurance coverage or lender approval. Tennessee Revenue also identifies owner responsibilities that can remain outside marketplace collection.
