Lake Tansi drawdown scheduled for fall 2027

The July 22 notice says the board voted to stagger the two drawdowns: Lake Mohawk in 2026 and Lake Tansi in 2027. It gives no specific start date, target elevation or refill date for Lake Tansi. Recheck the POA news page and obtain written confirmation before scheduling a contractor. 1

The notice also says that, as of an open board work session on July 21, the Architectural Control Committee had not approved permits for Lake Tansi. That was a dated status statement, not a declaration that applications could not be filed later.

The explanation is mostly about Lake Mohawk. According to the POA, heavy rain refilled Mohawk in December 2024 before approved work could be completed. A second effort in 2025 did not lower the lake enough because of siphon problems and rainfall. The notice says materials had been purchased for a redesigned siphon system.

The board said running both drawdowns together could stretch the maintenance staff that monitors water levels and siphons, as well as the specialized contractors who work on seawalls and docks. It chose one lake at a time. Those are the POA's stated reasons. They do not establish contractor availability for a particular owner or prove that the 2027 schedule will not change. 1

Keep the lakes separate when reading the notice. The new siphon, the two seasons in which the planned Mohawk work was not completed and the already approved work described there are Lake Mohawk facts. The announced schedule fact for Lake Tansi is the fall 2027 drawdown.

The POA's 2026 ACC rules require approval before construction of shoreline protection, docks, boardwalks or boat covers. A property owner who wants to dredge in front of a parcel must notify the POA and obtain a state-issued permit. 2

The booklet's general rule says a permit is not required to repair an existing structure when no structural changes are made and the repair is completed within one year of the damage. Ask the ACC to confirm whether planned work is a repair or a structural change before relying on that exception.

It distinguishes wet dredging below the existing water level from dry dredging above it. Dry dredging is best done after a lake is drawn down, the booklet says, but still requires prior state approval. Low water changes access to the work area; it does not erase POA, ACC or state requirements.

Rules also vary by lake and project. The booklet prohibits shoreline walls on Hiawatha and Geronimo, gives Mohawk natural-stone requirements and has a Tansi-specific shoreline-wall section. Obtain a written answer for the exact parcel and proposed work rather than copying an approval from another lake.

A 2009 agreement between the City of Crossville and the POA gives the City specified rights to collect water from Lake Tansi. It addresses overflow water, seasonal excess water, planned POA releases and defined emergency conditions. 5

For a planned POA release, the POA must give the City advance notice and specify the dates and lowest permitted elevation for any City withdrawal. That floor may not be more than 24 inches below the agreement's spillway elevation unless the POA consents in writing to a lower limit. Both parties must coordinate timing and implementation to avoid unnecessary waste. The agreement's recitals describe a balance between City water needs and the POA's desire to minimize disruption to lake levels and preserve recreation. It also calls for monitoring equipment that reports lake elevation and water harvested to the City and POA.

The agreement does not prove that the City caused a present lake condition. It does not publish a current reading. A conclusion about a particular change would need dated operating records, notices and measurements.

No current numeric Lake Tansi elevation was located on the POA news, board and marina pages, in the 2026 ACC and Welcome booklets, or in the City agreement, checked September 11, 2026. The agreement indicates that the City and POA receive monitoring data; that is not the same as a public daily gauge page. 3 4

The public pages checked also do not establish:

• the exact 2027 drawdown dates, target level or expected refill date;
• whether a particular owner's ACC or state permit has been approved;
• whether a contractor has capacity during the drawdown;
• the complete discussion behind the board's decision; or
• the POA's current reserve position or the cost of the work.

The board page tells readers to stop by the POA office with a POA card to pick up meeting minutes and financials. A public-web review cannot stand in for those records. 6

The 2026 board election runs from September 8 through October 15 and is the POA's first online vote, according to its election notice. Candidate materials discuss lake management, weeds, fish, roads, budgets and a reserve study. Those statements show what candidates want members to consider. They are campaign positions, not independent findings that a lake, dam, budget or board action is defective. 7

The 2026 ACC booklet says permits are not transferable. It also says an approval becomes void if the project is not started within 90 days of ACC approval and completed within one year of ACC approval, unless a written extension is granted for extenuating circumstances. 2

Ask the seller for every prior shoreline, dock, cover, lift, seawall and dredging approval tied to the parcel. Ask the contractor what is included in the bid, what depends on water level and what happens if the schedule changes. Keep the written answers with the purchase or project file.

What drawdown schedule has the POA published for Lake Tansi?

The POA announced at its June 25 board meeting that Lake Mohawk would be lowered in 2026 and Lake Tansi in fall 2027, then published that schedule in a July 22 notice. The schedule can change, so recheck it before relying on the date.

Does a drawdown mean I can dredge or change my dock?

No. The 2026 ACC booklet requires an ACC application before construction of the named shoreline structures, and dredging requires POA notice and a state-issued permit.
