Cumberland Cove parcel buyer checklist

Identify every lot in the purchase

Cumberland Cove crosses two counties. Do not use a Monterey mailing address to choose the public office. Confirm the parcel's county and legal description. 5

An August 2026 local report describes an attempted sale of a Cumberland Cove vacant parcel using false seller identification. The owners retained title and the report says no deed transfer occurred. Treat that as a reason to verify the seller and current deed through the closing file, not as evidence that every listing is fraudulent or that a community-wide fraud wave exists. Cumberland County's Register of Deeds publishes title-search and fraud-alert links. 6 7

Use $152 × confirmed number of lots only as a provisional 2026 regular-dues calculation based on the governing documents' per-lot method, not the shop label. The shop does not establish a transfer charge, closing fee, proration rule, special assessment, unpaid balance or parcel-specific total. 1 2 3

Resolve liens and closing treatment

The covenants contain lien and transfer language and require a written request for the assessment-status certificate. This checklist does not decide liability, validity, priority or the result of a closing. Put each treatment in the closing record and route legal questions to the title company and an independent Tennessee lawyer. 3

Confirm wiring instructions through a phone number or contact route obtained independently from the payment-change message. The FTC warns that a last-minute email changing where closing money should be wired can be a scam. 8

Obtain the governing and financial file

The bylaws say the declaration, charter, bylaws and most recent annual financial statement are to be made available to prospective purchasers. The public PDFs are a starting file, not proof that no other recorded instrument or amendment applies. 2

A provider name on a community page is a lead, not an address-level promise. Record capacity, installation timing and extension cost where they could change the purchase.

Define the proposed work before applying

The April 2026 guidebook says no work is permitted before written ECC approval, including tree removal, site preparation, excavation, construction and off-site fabrication. It also says the assessment must be current before a building submittal is reviewed. 4

Test the plan against the document rules

The covenants state a 40-foot setback at a county-road property line and 20 feet on the other sides, subject to the stated variance process. They first require compliance with recorded-plat size restrictions and then state a 1,500-square-foot heated-living-space baseline. No approved variance may go below 1,000 square feet. Mobile homes are prohibited; modular and manufactured homes are considered individually by the ECC. 3

Record approval, inspection and completion

The guidebook gives 12 months after written approval to complete the exterior phase and describes a possible six-month extension on request if work is continuous and ongoing. Keep ECC and public-permit clocks separate.

Resolve the intended use

The October 2024 covenants reviewed do not supply a complete rental-duration answer. Silence is not permission. Leave required rental income out of the buying arithmetic until the exact plan has current written answers from the responsible parties.
