For 2026 the Fairfield Glade Community Club charges $137 a month on homes with sewer and trash service, up $17 from the year before. A buyer also pays a one-time amenity reserve fee of $6,000 at closing, raised from $5,000. The member discount at Club food and beverage outlets is gone. 1 2

The board approved the 2026 budget unanimously on December 1, 2025. 2 Three things moved.

For a buyer, the two that matter most arrive at different times. The assessment is a monthly obligation for as long as you own the property. The amenity reserve fee lands once, at closing, on top of everything else you are paying that week. It is the one people forget to budget for.

Wyndham and eight timeshare associations left, taking $2.55 million a year with them, about 11% of Community Club revenue. 3 4 Club Wyndham's timeshare operations at Fairfield Glade were to close by the end of 2025. 5

A gap that size does not close itself. The 2026 budget closed it from three directions at once: the monthly assessment, the fee charged to incoming buyers, and a discount members no longer get. The board called the exit a wake-up call. 1

Community Club budgets are approved for the year ahead at the start of December. The 2026 budget was approved on December 1, 2025. 2 If you want to know what you will be paying next year, that is the meeting to follow.

This matters more than it sounds. Most of what gets written about assessments online is written once and never touched again, so a search in January turns up numbers from three budgets ago presented as current. The date stamp on this page tells you which kind of number you are reading.

A special assessment is a one-off charge levied on owners outside the normal budget, usually when something large has to be paid for and the reserves will not cover it. It is the risk people are really asking about when they ask whether the fees are going up.

The board presented the 2026 budget as structured to remove reliance on unpredictable outside parties and to avoid the risk of future special assessments, and said it had deliberately left out any income it might get from reselling the former timeshare units rather than counting on money it did not yet have. 1

That is the board's position, reported accurately. It is not a guarantee, and this page will not pretend to know what a future board will face. What can be said is that the 2026 budget was built without leaning on a sale that has not happened.
