Can you rent a Fairfield Glade home short term?
For a single-family detached home, do not build a purchase around weekly rental income. The held declaration and guide close that door. The rest of the rental picture still needs a current, property-specific answer.

The short answer
The 1997 Fairfield Glade declaration says a single-family detached structure may not be used as a hotel or motel, for short-term lodging, or for a similar purpose. The declaration itself does not attach a number of days to that phrase. 1
A Fairfield Glade Property Standards Quick Reference Guide, board-approved in March 2021, restates the rule and defines short-term lodging as under 28 days. 2 That is where the number comes from; it appears in the guide, not in the 1997 declaration itself.
What the documents do and do not say
The declaration does not contain a general ban on leasing or a general minimum lease term. Its short-term-lodging sentence is narrower: it names single-family detached structures. The declaration also says it does not modify, alter or amend separately recorded documents for condominiums, townhomes, attached developments, interval ownership, platted subdivisions or other recorded covenants or restrictions, except where those records incorporate the Original Declaration by reference.
That distinction matters in Fairfield Glade. A detached house, condominium, townhome, timeshare interest and undeveloped lot can share a mailing address without sharing every governing document. A rule supported for one of them should not be copied onto the others.
The March 2021 guide is useful historical evidence of the Club's under-28-day interpretation. It also says restrictions can live in board-adopted policies and directs members to a login-only policy library. It is not proof that every registration, guest-card, fee or enforcement rule is unchanged in 2026.
Why a live listing is not permission
Fairfield Glade rentals are advertised online. That establishes that listings exist. It does not show which property type is being advertised, which documents apply, whether an owner received approval, whether enforcement is pending, or whether the same terms will apply when you need the income.
A screenshot of someone else's listing cannot replace a written answer tied to your parcel. Nor can a property manager's willingness to accept the business. Ask the Club and every applicable association first, then put their answers beside the proposed management agreement.

Send the property address and legal description with the questions. Ask the responder to identify the document or policy behind each answer and the date of the version being used.

- What property type and membership class do you have on record for this parcel?
- What current document governs stays under 28 days?
- What current rule governs stays of 28 days or longer?
- Are registration, notice, inspection or local-contact details required?
- What guest cards or amenity-access rules apply to a tenant?
- What fees, deposits, fines or enforcement steps apply?
- Does another condominium, townhome or neighborhood association control the parcel?
- Where can the complete current policy and its effective date be obtained?
Confirm outside the Club
- Ask the county which permits, taxes and safety requirements apply to the address.
- Ask a binding insurer whether the proposed rental use is covered.
- Ask the lender whether the loan documents restrict the proposed use.
- Put management, cleaning, vacancy, repairs and tax treatment into the arithmetic.

Questions people ask first
- Can I rent a Fairfield Glade single-family home by the week?
- Do not put that income in the buying arithmetic. The 1997 declaration bars using a single-family detached structure for short-term lodging, and the Club’s March 2021 quick-reference guide defines that phrase as a stay under 28 days.
- Does Fairfield Glade ban every rental?
- The 1997 declaration contains no general leasing ban or general minimum lease term. That does not make every rental permissible. Current Club policies, property-specific documents and rules outside the Club may still apply.
- Does a 28-day stay automatically comply?
- No. The historical guide says under 28 days is short-term lodging. It does not promise that a 28-day or longer stay satisfies every current policy, registration rule, property document or outside requirement.
- Do active Airbnb or Vrbo listings prove my property can be rented?
- No. A listing proves that someone advertised a stay. It does not establish the property type, governing documents, approval, enforcement status or rules that will apply to another parcel.
