Can you rent a Tellico Village house?
The public Blue Book uses a permit system for both short and long stays. That is not automatic approval for a parcel, a listing or a buyer's plan.
Every figure verified
Tellico Village's public Residential Construction Handbook, commonly called the Blue Book, says an ACC permit must be obtained before renting any Living Unit. Its rule reaches both a term of less than six consecutive months and a term of six consecutive months or more. 1
That is not automatic approval for a house, an Airbnb listing or a buyer's plan. If rental income is necessary to make a purchase work, leave it out of the buying arithmetic until the ACC gives a current written answer for the exact parcel, proposed stay pattern and operator arrangement.
The short answer
The Blue Book defines two categories for its own rental rule:
- Short-Term Rental: a rental, lease, license or occupancy for less than six consecutive months.
- Long-Term Rental: one for six consecutive months or more.
It says a permit must be obtained from the Architectural Control Committee before either category begins. Requests go to the ACC Permit Office. 1
The rental is limited to the primary Living Unit
The Blue Book says a rental may include only a primary Living Unit. It may not include an accessory dwelling unit or an uninhabitable structure such as a garage or shed. 1
Do not classify a space from a listing photo or seller description. Ask the ACC what it has recorded as the primary Living Unit. If a guest suite, apartment, detached structure or converted space matters to the plan, identify it on a survey or plan and request a written answer before contract.
The operating rules reach advertising, parking, noise and events
The Blue Book's rental section says:
- no sign or writing visible from outside may advertise that the Living Unit, or any part of it, is available for rent, whether it is posted on the Living Unit or elsewhere on the lot;
- vehicles or equipment may not be conspicuously placed on the lot to advertise the rental;
- a street, private road or driveway may not be obstructed;
- occupants and guests must park in the Living Unit's garage or driveway;
- excessive noise that impairs neighbors' quiet enjoyment is prohibited;
- no events may be held at a rental, including conferences, weddings, fundraisers, commercial events or similar gatherings;
- trash and refuse may not be left in public view, except in proper solid-waste containers on collection day; and
- owners, occupants and guests must follow applicable codes, ordinances and laws governing the rental unit.
These are operating conditions, not proof that a parcel has a permit. They do not answer every question about occupancy, vehicles, amenity access, inspections or a particular use. Put the actual plan in the written request instead of asking whether rentals are allowed in the abstract. 1
The owner or operator must be reachable
The owner or designated operator must give ACC staff a readily accessible phone number and email address for complaints about rental conduct or maintenance of the Living Unit.
After ACC staff notifies the owner or operator of a complaint, the Blue Book says that person must be available within one hour to respond and seek to resolve the problem. It does not say every complaint must be fully resolved within one hour. A buyer who expects to live elsewhere should identify who will perform that response job and obtain the proposed operator's written terms, availability and insurance information. 1
A permit is reviewed, not permanent
Existing rental permits are reviewed by the ACC every year. A permit is subject to review and revocation whenever a rule violation is noticed. The ACC may establish additional rental rules, regulations and standards with Board approval, and those may change over time. 1
The violations table lists a seven-calendar-day cure period and a $100-per-day fine for a violation of the rental rules. For renting without a permit, it lists a seven-calendar-day cure period, a $500 fine and the requirement to obtain the permit at the regular fee. The table says reasonable extension requests may be granted for cause.
Those entries describe the published schedule. They do not decide whether a violation occurred, when a fine would begin for a particular case, whether an extension would be granted or how an appeal would end.
Do not inherit a seller's answer by assumption
The public handbook says permits are reviewed annually, but the rental section does not say that a seller's permit transfers to a buyer. It refers to a regular permit fee without printing the current rental-permit amount in the rental section or violations table. No authoritative current public amount was located in the official materials checked on September 18, 2026.
The public PDF's table of contents lists an Appendix B for ACC review fees, but the 68-page file ends with printed page 62 and does not contain that appendix. The public Forms & Docs page and the ACC page in the site's Departments menu both required a Main membership. The only openly readable ACC Department page was an older contact stub with a phone link and no permit or fee content. Those limits explain why the amount remains unresolved; they do not mean the fee is zero or that no current schedule exists. 1 3 4 5
Ask the ACC for the current application, fee, annual-review process and its treatment of a permit when ownership, the operator or the rental plan changes. Request the seller's current permit, but do not treat it as the buyer's permit until the ACC confirms the status in writing. The Blue Book lists the ACC Permit Office through the TVPOA main number, 865-458-5408, extension 4117. Confirm the contact details when making the request.
POA permission, taxes and county requirements are separate files
Tellico Village spans Loudon and Monroe Counties. Choose the public offices from the property's parcel record, not merely its Tellico Village name or mailing address. 2
Tennessee Revenue uses a different time boundary for sales tax. Its guidance describes vacation lodging rented for fewer than 90 consecutive days as short-term rental for sales-tax purposes. The Blue Book uses less than six consecutive months for its own Short-Term Rental category. One definition does not replace the other. 6
Revenue guidance also says a marketplace may collect and remit certain taxes while the host retains recordkeeping, direct-booking, use-tax and possible business-license responsibilities. Tax collection is not an ACC permit, and an ACC permit does not settle the tax, county, insurance, lender or title file. 7
Build one written rental file before contract
Send the parcel ID, legal description, street address, property type, proposed rental area, expected stay pattern and operator plan. Ask the ACC to identify the document and effective date behind each answer.
- Does this parcel and proposed rental area qualify for a rental permit?
- Which space is recorded as the primary Living Unit?
- Is a permit currently associated with the property, and what is its status?
- Does any existing permit continue after a sale or operator change?
- What application, documents, inspections and current fee are required?
- How and when is the permit reviewed or renewed?
- What occupancy, vehicle, parking, amenity-access and advertising rules apply?
- Who must receive complaints, and how is the one-hour response rule applied?
- What current enforcement, cure, fine and appeal process applies?
- Does another recorded covenant, neighborhood or property document add a rule?
Complete the outside file for the property's county, taxes, business licenses, insurance, loan documents, title and management agreement. Keep the answers, attachments, versions and dates together.
A listing or rental history is not the buyer's permit
The TVPOA's public home-building page says there are some rental homes in Tellico Village. A live listing can also show that someone offered a stay. Neither fact establishes the permit status, primary Living Unit, operator file, enforcement history or governing documents for the property a buyer is considering. 2
Seller income statements may help test demand and operating history. They do not answer the permission question. If the purchase works only with rental income, the deal does not yet work until the buyer has the current written permit path and has tested the remaining public, insurance, lending and cost conditions.
Questions people ask first
- Can I Airbnb a Tellico Village house?
- The public Blue Book describes a permit system rather than a blanket prohibition, but an ACC permit must be obtained before any rental begins. Obtain a current written answer for the exact parcel, primary Living Unit and stay pattern before relying on short-stay income.
- Do only short-term rentals need a permit?
- No. The Blue Book says the permit requirement applies both below six consecutive months and at six consecutive months or more.
- Can I rent a guest house, detached apartment, garage or shed?
- The published rule says a rental may include only the primary Living Unit and may not include an accessory dwelling unit or an uninhabitable structure such as a garage or shed. Ask the ACC to identify the primary Living Unit for the parcel.
- Does the owner have to solve every complaint within one hour?
- The published wording is narrower. After ACC notification, the owner or designated operator must be available within one hour to respond and seek to resolve the problem.
- Does the seller's rental permit transfer to the buyer?
- The public rental section reviewed here does not answer that question. Obtain the current transfer or reapplication rule and the permit's status directly from the ACC in writing.
- What is the current rental-permit fee?
- The public Blue Book refers to the regular fee but does not print the current rental-permit amount. Its promised fee appendix is absent from the public PDF, and the substantive public ACC routes are membership-gated. Ask the ACC for the current application and fee schedule.
- If Airbnb collects tax, is the rental approved?
- No. Marketplace tax handling does not establish ACC permission, county or local compliance, insurance coverage, lender approval or title clearance.
