Written to be read, which is unusual for this kind of page and not difficult.
What you are buying
A guide costs $29, paid once. You get a PDF and a link to a private cost calculator. Nothing recurs, and the guide does not stop working.
There is one optional extra, and it is genuinely optional. The Watch: Fairfield Glade costs $19 a year and tells you when the Community Club moves a figure. Cancel it whenever you like. Cancelling takes nothing away from the guide you already bought.
The guide is licensed for your own use and the use of your household. You may print it, and you may show it to the family members helping you decide. Please do not post the file publicly or resell it.
Buying one edition entitles you to corrections made to that edition. A new edition, published after the next budget cycle, is a new purchase.
Refunds
30 days, no questions asked. Write to hello@unbrochure.com and it will be refunded. You do not need to give a reason, return anything, or delete the file.
A guide that cannot survive that policy is not worth selling.
Accuracy, and its limits
Every figure published here is checked against a named source on a stated date, and the date is printed next to the figure. Considerable care goes into that, and it is the reason this site exists.
It is still reporting rather than a guarantee. Assessments change, boards vote, providers move, and sources are sometimes wrong. Before you commit money, confirm anything decisive with the body that actually sets it: the Community Club for its fees, the county for its taxes, your insurer for your premium, your doctor for your care.
If you find an error, report it. It will be corrected in public and listed in the corrections log.
Not professional advice
Nothing on this site or in the guides is legal, tax, financial, investment or medical advice, and none of it is a substitute for a professional who knows your circumstances. The due-diligence lists are written specifically to be taken to those professionals rather than to replace them.
The calculator does arithmetic on figures you supply. Its output is only as good as those figures, and it is a planning aid rather than a projection of what will happen.
Independence and affiliation
Unbrochure is not affiliated with, endorsed by, or connected to the Fairfield Glade Community Club, Covenant Health, Cumberland Medical Center, the Tellico Village Property Owners Association, any brokerage, or any government body. Names are used to identify and report on those organizations, which is ordinary and lawful.
The independence statement sets out what money is refused and why.
Using the free pages
Quote them, print them, hand them to a neighbor, cite them in a newsletter. Attribution and a link are all that is asked. Wholesale republication of a page is not permitted, and neither is republishing the paid guide.
Liability
This site is provided as it is. To the extent the law allows, Unbrochure is not liable for losses arising from decisions made on the basis of what is published here. Given the size of the decisions being researched, that is the standard limit, and it is the reason the previous sections tell you to confirm the decisive numbers at the source.
Governing law
These terms are governed by the laws of the State of Tennessee, United States.
