Use this worksheet before relying on rental income from a Tellico Village property. Print it or save the printout locally with the property file. Nothing you type is submitted or saved. A blank is unresolved, not zero and not approval.
Identify the exact property
The Blue Book says a rental may include only the primary Living Unit. It may not include an accessory dwelling unit or an uninhabitable structure such as a garage or shed. Do not classify a space from the listing alone. 1
Describe the proposed stay pattern
For the Blue Book's rental rule, less than six consecutive months is a Short-Term Rental and six consecutive months or more is a Long-Term Rental. The permit requirement applies to both. 1
Obtain the current ACC permit path
The public handbook refers to a regular permit fee but does not print the current rental-permit amount in the rental section or violations table. Do not insert an amount from a seller, listing or old form without current ACC confirmation.
Test any seller-supplied permit
The public rental section does not say that a seller's permit transfers. Do not treat the copy as the buyer's permit until the ACC confirms the status and next step in writing.
Name the responsible operator
The Blue Book says the owner or designated operator must be available within one hour after ACC staff gives notice of a complaint to respond and seek to resolve the problem. It does not promise that every complaint will be fully resolved within one hour. 1
Walk the operating rules against the property
Record the enforcement and appeal file
| Published item | Current confirmation | Written source and date |
|---|---|---|
| Rental-rule violation: seven-calendar-day cure and $100-per-day fine | ||
| No permit: seven-calendar-day cure, $500 fine and regular permit fee | ||
| Current extension procedure | ||
| Current appeal procedure and deadlines | ||
| Existing enforcement matter for this property |
The published table describes a schedule. It does not decide whether this property has a violation, when a fine begins, whether an extension will be granted or how an appeal will end. 1
Keep the outside files separate
Tellico Village spans Loudon and Monroe Counties. Use the parcel record to choose the correct public offices. 2
Tennessee Revenue's sales-tax guidance uses fewer than 90 consecutive days for its short-term-rental definition. The Blue Book uses less than six consecutive months for the POA category. Keep the definitions and compliance files separate. 3 4
Test the arithmetic without assuming permission
| Item | Amount | Written source and date |
|---|---|---|
| Gross rent supported by dated operating evidence | ||
| Platform and payment fees | ||
| Management and one-hour response coverage | ||
| Cleaning and turnover | ||
| Utilities and supplies | ||
| Repairs and replacement reserve | ||
| Insurance change | ||
| Taxes and licenses | ||
| Vacancy and blocked dates | ||
| Current ACC permit fee | ||
| Other confirmed rental costs | ||
| Rental income included in the buying arithmetic now |
If current written permission, the fee, operator coverage, insurance or public requirements are unresolved, use $0 for rental income in the buying decision. That is a conservative household rule, not a prediction that a permit will be denied.
